Our story

We managed buildings before we wrote software.

Occupello started in a Providence walk-up, with a binder of leases and a spreadsheet that had outgrown its purpose. We built the tool we wished we had — and then operators kept asking if they could use it too.

The first version was a side project: a way to keep the rent ledger, the maintenance requests, and the contractor invoices in one place instead of five.

Word got around. A friend with a few duplexes wanted in. Then a property manager with 300 units. The thread was always the same — good operators were drowning in busywork that software should have been handling years ago.

Today we're a small, deliberate team building for the long term. We take real estate operations seriously, and we think the people who do this work deserve tools that respect their time.

What we believe

Four principles we don't bend.

Built by operators

Every workflow started as a problem someone on this team had at 7am with a tenant on the phone. We don't ship features we wouldn't use ourselves.

Plain, honest software

No dark patterns, no surprise fees, no holding your data hostage. Export everything, anytime. Cancel in two clicks.

The tenant is a person

Good property management is a relationship business. Our tools are designed to make that relationship easier, not more transactional.

Boring where it counts

Rent, ledgers, and compliance should be predictable and dull. We save the delight for the moments that actually need it.

The team

Small by design.
