Terms of Service
Last updated: · Version: 2026-11-05-draft
These Terms govern your use of Occupello, a property-operations service provided by Kleio Technology ("Kleio", "we", "us"), based in Florida, USA. By creating an account or using Occupello you agree to these Terms.
1. Accounts
You must provide accurate information and keep your sign-in details secure. You are responsible for activity under your account and for the people you invite to your workspace.
You must be at least 18 years old and able to enter a binding contract. Occupello is not intended for children under 18.
2. Free trial
New owner accounts may receive a 30-day free trial. No payment card is required to start it.
Each person may use one free trial. We may decline or end a trial when we reasonably believe the same person has already used one, including through a different spelling of the same email address.
When the trial ends without a paid plan, your workspace moves to the free tier or read-only access; your data is kept.
3. Subscriptions and billing
Paid plans are billed in advance, monthly or annually, through our payment processor Stripe. Prices are shown before you subscribe.
Subscriptions renew automatically at the end of each billing period until cancelled. You can cancel at any time; cancellation takes effect at the end of the current period, and you keep access until then.
Fees are non-refundable, and we do not give refunds or credits for partial periods, unused features or downgrades, except where required by law.
If a payment fails we may retry it and limit your workspace to read-only access until the balance is paid.
4. Acceptable use
You agree not to: break any law, including fair housing, tenant-screening and consumer-protection laws; upload content you have no right to share; send spam or harassing messages; try to access other customers' data; probe, overload or reverse-engineer the service; or resell it without our written permission.
You are responsible for decisions made with Occupello, including applicant approvals, payments and notices. Occupello's assistants prepare work for you; they never approve, pay, decline or publish on your behalf.
5. Your data
You own the data you and your tenants, contractors and team put into Occupello ("Customer Data"). You give us permission to host, process and display it only to provide and improve the service for you.
You confirm you have the rights and consents needed to put personal information about tenants, applicants and others into Occupello.
6. Data export and account closure
You can download a copy of your data from your account settings at any time, subject to reasonable rate limits.
You can ask to close your account. Closing blocks sign-in but does not immediately delete data: your data is kept until the request is reviewed by our team, so that payments, leases and records owed to others are not lost. Contact us to restore a closed account or to ask about deletion.
7. Third-party services
Occupello relies on sub-processors, including Supabase / Lovable Cloud (hosting and database), Stripe (payments), Resend (email), Cloudflare (security and bot protection) and Google (optional sign-in). Their own terms apply to your use of their services.
8. Availability and changes to the service
We work to keep Occupello available and secure but do not promise uninterrupted service. We may change or discontinue features; we will give reasonable notice of material changes that reduce what a paid plan includes.
9. Suspension and termination
We may suspend or end access if you breach these Terms, fail to pay, or put the service or other users at risk. Where reasonable, we will tell you first and let you export your data.
10. Disclaimers and limitation of liability
Occupello is provided "as is". To the fullest extent permitted by law, Kleio disclaims implied warranties, and is not liable for indirect, incidental or consequential damages, lost profits or lost data.
Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
11. Changes to these Terms
We may update these Terms. We will post the new version with its date and, for material changes, notify you by email or in the app before they take effect. Continuing to use Occupello after that means you accept the new Terms.
12. Governing law
These Terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law rules. Disputes will be heard in the state or federal courts located in Florida, unless the law requires otherwise.
