Positioning
Occupello is where independent trades get repeat work from property operators who already manage their units here. Tickets arrive with photos, unit access notes, and the reporter's phone number. No bidding wars, no lead fees, no ghosted quotes.
Who this is for
Licensed and insured independent trades and 2–10 person shops — plumbing, HVAC, electrical, handyman, turnover cleaning, landscaping — working residential in metros where Occupello operators own doors.
The offer
Free to join. Upload your license and COI once, pick your trades and radius, and you're eligible for auto-assignment from operators in your area.
Pain → gain

The pain today
What changes
Lead-gen platforms charge per lead whether or not the job is real.
Work comes from operators who already own the unit and already approved the ticket. No lead fee, ever.
Half the drive time is spent discovering the job isn't what the photo showed.
Every ticket carries category, photos, unit details, access instructions, and the reporter's direct contact.
Chasing invoices for a $340 faucet job is its own part-time job.
Work orders carry the approval, the property, and the billing contact from the start.
One good month, then nothing for three weeks.
Get assigned as an operator's default trade for a category and receive their tickets automatically.

Why we charge trades nothing, and never will
Lead fees make platforms money when the job doesn't happen. That's a bad incentive.

- Day 0
You're on the bench — two things to finish
License and COI, then pick your radius.
Thanks for joining. Two fields decide whether tickets reach you: your uploaded license and certificate of insurance, and your service radius. Operators filter by trade, radius, and verified documents. Finish both and you become eligible for auto-assignment the same day. If your COI renews soon, upload it anyway — we'll remind you before it lapses so you never drop off a bench mid-season.
- Day 2
What a ticket actually looks like
Photos, unit access, and the reporter's phone number.
Here's what lands in your inbox when an operator routes a job to you: - Property and unit, with access notes (lockbox, gate code, dog on site) - Category and priority - Photos the resident uploaded when they filed it - The reporter's name, email, and phone — so you can confirm before you drive You accept, set a status, and the operator and resident both see the update. No group text, no relay.
- Day 6
How to become someone's default plumber
The slot that turns one job into a season of work.
Operators assign a default trade per category. When a resident files an HVAC ticket, it goes to their HVAC person automatically — no shopping, no calls. Trades hold that slot by being reachable and updating status. Two things move the needle: respond inside four hours, and mark the ticket complete the day you finish. That's it. That's the whole algorithm.
- Day 11
Bring your operators with you
The referral loop that pays in work, not points.
If you already work for landlords who aren't on Occupello, invite them. When they manage their doors here, their tickets route to you by default — you arrive as their existing trade, not as a stranger in a marketplace. It's the one referral program where the reward is your own pipeline.
- Day 18
Your first month on the bench
What we saw, and the one thing to fix.
Here's your month: tickets offered, accepted, median response time, and completion rate. Trades in the top quartile on response time receive roughly three times the assignments. If your numbers look thin, it's almost always radius or documents. Widen one, refresh the other, and the work follows.
