Positioning
The Occupello resident portal is the boring, respectful side of renting: pay rent on autopay, see every payment you've ever made, file a repair with photos, and watch it actually get assigned to someone. No chasing, no 'I sent it Tuesday'.
Who this is for
Renters in small and mid-size buildings whose landlord self-manages — currently paying by app or check, texting repairs, and keeping no record of either.
The offer
Free for residents, always. Join the waitlist and we'll send your landlord a one-page invitation — if they turn it on, your portal is ready the same day.
Pain → gain
What residents live with, and what changes
The pain today
What changes
You pay rent into a payment app and hope it's recorded somewhere.
A ledger you can see: every charge, every payment, every balance, exportable when a lender asks.
You text a repair and hear nothing for a week.
File it with photos, get a ticket number, and see the status change when a contractor is assigned.
Your deposit comes back short with no explanation.
Move-in condition photos and a documented repair history live in one place from day one.
Rent is due while you're travelling and you forget.
Autopay on the due date and reminders three days before, by email and SMS.

- Day 0
You're on the list — here's the one-pager for your landlord
The fastest route to a portal is your landlord's inbox.
Thanks for joining. Residents can't switch on the portal alone — your landlord turns it on for the building. Attached is a one-page explainer written for them, not for you: fewer late payments, repairs that route themselves, and a record if anything is ever disputed. Forward it, or give us their email and we'll send it politely and once.
- Day 3
What you'd actually see in the portal
Rent, history, repairs. That's the whole menu.
We deliberately kept the resident portal small. **Rent** — what's due, when, and autopay. **History** — every payment, exportable as a PDF a lender will accept. **Repairs** — file with photos, get a ticket number, watch the status change. No social feed, no offers, no upsells. Renting is enough of a job already.
- Day 7
The deposit conversation goes better with photos
Document the day you move in, not the day you leave.
Most deposit disputes come down to who remembers the scuff on the baseboard. When your building is on Occupello, move-in condition photos and every repair ticket live in the same history your landlord sees. Two years later there's nothing to argue about — the record is the record. If you're moving soon, take the photos now, whatever software your building uses.
- Day 12
Looking for your next place?
Listings from operators who already run their buildings well.
Every home on the Occupello marketplace is posted by an operator managing that unit in the app — which means rent is collected properly, repairs are ticketed, and applications are handled the same way for everyone. You'll see the rent, the deposit, the pet policy, and the availability date before you apply. No 'call for price'.
- Day 20
Still on the list — one more nudge
Two lines of text is usually all it takes.
If your landlord hasn't turned it on yet, the thing that works is short and specific: 'Can we pay rent through a portal so I have a record? There's a free trial.' We'll keep your spot on the list either way, and if you move to a building that already uses Occupello, your portal is waiting.
